Patabook News

Thirty-four acres of undeveloped South Barrington Park District land has once again sold at auction, but the identity of the winning bidder isn’t clear.

A representative of a group called Area N Development LLC offered $2.3 million for the property at Bartlett Road and Route 59 during a live, in-person auction held Wednesday at park district headquarters. But no limited liability company with that name is registered with the Illinois Secretary of State’s office.

After winning the auction, the representative didn’t provide contact information for the company he represented or its owners, said Lee Filas, a spokesman for the park district.

A company called Area N Development is registered in Delaware. According to public Deleware Division of Corporations data, it formed Feb. 20 and is based in Wilmington, Delaware. Its registered agent is a Las Vegas company called InCorp Services that helps others incorporate.

The park district board unanimously approved the sale to Area N Development at its scheduled meeting Wednesday night, Filas said. A closing date wasn’t immediately publicized.

The park district pulled out of a deal last year to sell the property — a former tree nursery that’s sometimes called “Area N” by the district and local residents — after concerns arose about the religious group that was the only bidder in a May 2023 auction.

The Barrington Area Council of Governments (BACOG) is scheduled to meet today at the South Barrington Village Hall.  Judging from minutes from prior BACOG meetings, tonight’s meeting will begin at 7 PM (though no meeting agenda is posted).

BACOG members will no doubt have questions regarding the Old Sutton and Penny Roads property annexation that was unanimously approved last night. In light of this, Village Director of Administrator, Anna Paul, will no doubt chair tonight’s meeting.

The most current minutes available from their November, 28, 2023 meeting can be found here.

Darch

Report

By Steve Zalusky | Daily Herald

The annual State of the Greater Barrington Area Economic Summit fittingly took place on Valentine’s Day, given how area leaders showered the new development taking place in their communities with love.

Sponsored by the Barrington Area Chamber of Commerce, the event Wednesday featured leaders from Barrington and its neighbors offering updates on what’s new in their towns.

Barrington Village President Karen Darch discussed the long-awaited development of the Golden Triangle, a downtown area bordered by Hough Street, Liberty Street and the Union Pacific railroad tracks. Compasspoint Development plans to build 125 apartments, 13,000 square feet of retail space, two new restaurants, and 37 car condominiums on the 6.2-acre site.

Deer Park Village President Greg Rusteberg said a new tax increment financing district along Rand Road has attracted four projects. Persin & Robbin Jewelers will be breaking ground at Lake-Cook and Quentin roads this spring, he added.

Happenings in Long Grove include new ownership for the Village Tavern, which has been operating since 1847, and the Sock Monkey Museum being inducted into the Guinness Book of World Records, Village President Bill Jacob said.

Read more here.

Editorial note: Zalusky found nothing of interest to report for Barrington Hills. Apparently, President Cecola mentioned nothing about the pending proposed annexation of properties adjacent to South Barrington and the Cook County Forest Preserves by the Village. He likely didn’t want to be asked questions he was incapable of answering.

Bell Works

Using a model as a reference, developer Ralph Zucker shows where housing will be built at Bell Works Chicagoland in Hoffman Estates. | Joe Lewnard/jlewnard@dailyherald.com

By Eric Peterson | Daily Herald

While the commercial development of Bell Works Chicagoland in Hoffman Estates is continuing on pace in 2024, the year’s biggest milestone is expected to be the start of construction on 164 townhouses on the east side of the former AT&T headquarters.

Final approval also will be sought for nearly 300 apartments in the same 20-acre area of the sprawling property, Inspired by Somerset Development CEO Ralph Zucker said.

Though pleased by the office, dining, fitness, and even research and development tenants that have spurred the project on in the wake of the pandemic, Zucker said the imminent residential components will generate round-the-clock life at Bell Works and truly earn it his favorite description — “metroburb.”

“Having over 500 families here is going to be a game-changer,” he said.

Editorial note: That’s “over 500 families” within the District 220 Boundary Map, so yes, that would change things considerably.

Change Petition

Property being considered for annexation by the Board of Trustees.

The recording of the January 22nd Board of Trustees meeting has been released. Once again, there are several items we would like readers to hear, but the, “Annexation of Contiguous Properties Discussion,” topic is one we recommend first.

Nearly half of the meeting was devoted to the annexation topic, and while much dialog is unintelligible due to poor sound quality, one can almost get the gist of what is being discussed.

The link to the recording can be found here, and the annexation discussion begins at the 26:20-minute mark.

Related: Village Board of Trustees meet tonight,” “A matter of trust,” “December Board of Trustees meeting recordings released,” “Change.org petition posted: ‘Why Barrington Hills should not annex Sutton and the Penny Road Properties.’
