The 93-acre site is located at 617 West Main Street in Barrington opposite Barrington High School. According to a brochure. “Homesite Release Date Thursday, June 12th, 2025.”

Let the shit show commence. Like there isn’t enough of a traffic jam through town when BHS starts/ends the school day or other large events are taking place there? Barrington’s infrastructure was poorly planned and has been poorly managed over the last 15 years. I’m glad to see that they are holding true to their past missteps and allowing a massive influx of traffic into an already congested area without any plans for management. Whose homes or properties will be condemned next to fix what’s sure to be a traffic nightmare?
Three years ago they reportedly had 290 PepsiCo employees there before layoffs and relocations. Seems like 88 homes will be a net traffic improvement.
88 homes x how many residents per home? 88 homes x how many cars per resident? 88 homes x how many guests, Amazon, grubhub, uber, etc visits/deliveries per resident? 88 homes x how many construction/contractor vehicles? Garbage, recycling, comcast, AT&T, landscaping, blah blah blah coming in/out at all hours of the day onto a single lane road that’s already overflowing? I’ll take the PepsiCo employees at a known schedule of 9:00 – 5:00 over the unpredictably of a large housing development and BHS traffic in an already massively congested area.
What will end up happening is instead of homes they will be apartments so be careful what you wish for. This “density and infill” eat bugs agenda is “sprawling” to every village it can get its hands on.
All village governments should protect Flint (Flynn) Creek that winds its way through many communities. Run off, particularly near all of the filtering marshlands around this site will be a civil engineering nightmare. A traffic study for impact on congested Lake/Cook/Main and arteries will create a string of traffic lights.

The planning commission will be meeting July 8th at 6:30 – nothing has been approved by the village at this point.
How are they allowed to post a huge sign at the property site on Main Street soliciting buyers?
Ever since I read this I questioned if Barrington Hills’ Intergovernmental Agreement with Barrington is current and how it might address the development density that is being proposed at our boarder. Anyone know?
The restored wetlands and prairies with trails that Pepsi put in a number of years ago should be saved as well as access to the branch of Flint Creek that runs through it.
Traffic is already horrible with backups due to the high school and the regular, two-mile long freight trains just a couple of blocks to the east.
